Two other companies told us the whole roof was finished. These guys spent an afternoon on it, showed us photographs of four split boots and a wall flashing, and fixed those instead. That was two monsoon seasons ago and it is still dry.

Our tile ridge had cracked in about six places and I assumed that meant a new roof. They converted it to a mechanically fastened dry ridge, reflashed the valley, and explained why the mortar kept failing. The bill was a third of what I had budgeted.

I asked for a roof coating in August and they said no, then told me exactly why and put it in writing. They came back in November and did it properly, gauged the thickness as they went, and left me the readings.

They tarped our roof at eleven at night after a storm took part of a slope off, screwed to furring strips rather than sandbagged, and it held for three weeks until the replacement. The emergency charge came straight off the final invoice as promised.
